The last thing you want to do is get to the closing table only to find out that your lender really did not know what he was doing and you are stuck holding the bag. I hope more and more lenders will be getting fatigued by the burden of foreclosures and short sales to the point that we rarely see borrowers pursued for a deficiency judgement. I know several people who lost their home in the last two years and the last thing you want on top of your credit being shot and being out on the street (or in an apartment) is the lender coming after you for tens of thousands of dollars that you don't have.
